Inventory and Pending Sales Up!
 
It has been a beautiful summer in the valley.  A stormy spring yielded an abundance of wildflowers and great fishing and river activities.  Bravo!, Gypsum Daze, the Eagle Fair and Rodeo, Dance Festival, and farmer's markets have been summer staples and brought both locals and visitors together to enjoy the events and build community.
 
In real estate, positive trends have emerged in the market with active listings and pending sales both higher than a year ago at this time.  Market activity remains strong with new listings continuing to come to market as we approach the historic peak of inventory to start August.  Despite challenges with higher interest rates, buyer demand is significant.  New construction and remodeled homes are capturing buyer attention and warranting strong sale prices and continued bidding wars for new and "like new" construction. 
 
Pricing to the market remains paramount.  In all geographic areas and price points, buyers remain selective and critical of price, location, and condition.  Properties that have not garnered attention because of condition still have a place in the market - but they need to be priced accordingly.

SUMMER EVENTS

 

August 9th | 6:30pm - 8:30pm August 10th | 6:30pm - 8:30pm
These free concerts will take place on four Wednesday evenings throughout the summer at Lundgren Amphitheater. The August 9th concert will feature  Tara Rose & The Real Deal Alpine Bank ShowDown Town, a project of the nonprofit Vail Valley Foundation, is a FREE annual concert series hosted at Eagle Town Park in Eagle, CO. August 10th is the final concert of the summer.

Immerse yourself in the world of wine during expertly paired dinners and lunches throughout the weekend. The adventure continues with paired wine hikes and lifestyle events. Teaching lifelong values of teamwork, sportsmanship, problem-solving, overcoming adversity, and joy and appreciation for the environment.

 

August 11th - 14th Saturday August 19th | 4 PM - 8:30 PM
The 2023 Block Party returns to Downtown Eagle, CO with new dates August 11-13! An all ages street festival with live music on multiple stages, bar, local food trucks, and craft vendors. Enjoy unlimited samples of amazing brews, seltzers, and ciders in your souvenir sampling glass at Harry A. Nottingham Park. Live music, water lanterns, food trucks, kids activities, lawn games & many more activities! 

 

Friday August 25th | 5 PM - 9 PM September 1st - 3rd
 
Watch artists create works in their medium over a three-hour period all while listening to fabulous FREE MUSIC from Laurie D and the Blues Babes and the Altitones.  Then vote for your favorite Artist and bid on the produced pieces!! Celebrate Oktoberfest with three days of food, drinks, and fun over Labor Day weekend in Beaver Creek. Don your dirndl or lederhosen and join us for our many competitions as well as family fun in the kids activity area. 

 

Sunday September 3rd  September 8th - 10th
 
The Vail Duck Race normally puts about 15,000 ducks in Gore Creek. The ducks start at the Covered Bridge in Vail Village and race to the International Bridge also in Vail Village. The first duck across the finish line wins $5,000 for the person who adopted it. Local Vail Valley businesses donate prizes for the second, third, fourth etc. duck winners.

Festival guests will enjoy 3 days of classic Bavarian fare including brats, spaetzle, pretzels, and more. In addition to eating like a true Bavarian, the festival features authentic music and dance. Located in Lionshead Village.
